Appraiser I (RFT)

Candidates must meet the minimum qualifications for Appraiser I as established by the Matanuska-Susitna Borough. Typically, this includes education and experience in property appraisal or a related field.

• High school diploma or equivalent required.
• Associate's degree in real estate, business, or a related field preferred.
• One year of experience in property appraisal, real estate, or a related area.
• Or any combination of education and experience that provides the required knowledge, skills, and abilities.
• Must obtain a valid Alaska driver's license within 30 days of hire.
• Must pass a background investigation.
• Knowledge of property appraisal principles and practices.
• Ability to interpret property records and legal descriptions.
• Proficiency with computer applications including spreadsheets and databases.
• Strong written and verbal communication skills.

Conduct field inspections of residential, commercial, and industrial properties.

• Analyze comparable sales, cost data, and income information to determine property values.
• Prepare detailed appraisal reports and maintain accurate records.
• Review building permits and property records to identify changes in property characteristics.
• Respond to taxpayer inquiries and provide information about assessment methods.
• Assist senior appraisers with complex appraisals and special projects.
• Use computer-assisted mass appraisal (CAMA) systems and GIS tools.
• Ensure compliance with state laws and borough ordinances regarding property assessment.
• Participate in continuing education to maintain appraisal knowledge.
• Perform other duties as assigned.

Must be a U.S. citizen or authorized to work in the United States.

• Valid Alaska driver's license or ability to obtain within 30 days.
• Successful completion of a background investigation.
• May be required to work occasional overtime or weekends during peak assessment periods.
• Physical ability to conduct field inspections, including walking on uneven terrain and climbing stairs.
