Job Description
The U.S. Army Corps of Engineers, Sacramento District, Genuine Estate Division is hiring a REALTY SPECIALIST to perform a span of realty tasks covering acquisition by lease, fee easy property acquisition, compliance inspections, inventory activities, and property disposal.
You’ll run federally controlled property, lease space to non-federal entities, authorize use of federal land for commercial or recreational purposes, and build plans to extract genuine assets via out-grants. Perform in this role covers functioning with task and installation managers to maximize importance for non-federal apply of Corps-managed properties.
At the GS-09 level, responsibilities are developmental leading to the packed performance GS-11 level. Salary & Compensation
Pay / Cover Package: $67,741 - $106,543 per year.
Qualification

To qualify at GS-09, you demand one year of specialized know-how in true estate principles, lease negotiations, or related administrative operate (GS-07 level) OR a Master's degree in Genuine Estate, Law, Firm Administration, or related field.
For GS-11, one year of specialized experience analyzing actual estate policies, negotiating with property owners, and working with venture delivery teams (GS-09 level) OR a Ph.D. Or three years of graduate education in a relevant field.

- GS-09: One year specialized background carrying out real estate principles, assisting with transactions, participating in lease negotiations, or managing existing leases. Equivalent to GS-07.
- GS-09: Master's or equivalent graduate degree (2 full years) in True Estate, Law, Enterprise Administration, or related discipline.
- GS-09: Combination of education and expertise totaling 100%.
- GS-11: One year specialized know-how analyzing genuine estate policies, interpreting mapping/lawful descriptions, reviewing title reports, negotiating with property owners, and operating with project delivery teams. Equivalent to GS-09.
- GS-11: Ph.D. Or equivalent doctoral degree (3 complete years) in Actual Estate, Law, Company Administration, or related discipline.
- GS-11: Combination of education and background totaling 100%.

Role Responsibilities
- Acquire property or space through lease (such as long-term and non-standard leases) and fee plain acquisition.
- Carry out compliance inspections and inventory activities on federally controlled property.
- Dispose of federally owned property, addressing environmental worries and marketplace conditions.
- Lease space to non-federal entities and oversee those leases.
- Authorize use of federal land for commercial, recreational, or other purposes compatible with Corps' civil functions mission.
- Handle natural references on civil works projects and military installations, covering forestry, sand and gravel, and agricultural land.
- Create plans to extract organic tools via suitable out-grants.
- Exercise eminent domain procedures and run challenging negotiations with property owners.
